The Building Safety Act 2022, supported by the Fire Safety Act 2021, enhances fire safety regulations for higher-risk buildings, especially those over 18 metres tall. From April 2024, the new Building Safety Regulator (BSR) will oversee safety compliance across design, construction, and occupation phases, ensuring rigorous management. The Act requires “Accountable Persons” to maintain detailed fire safety records and actively manage risks, promoting greater transparency, resident safety, and accountability throughout the building’s lifecycle.
